Turnkey Services.

Once your property is acquired we waste no time in getting the process started. In fact, as soon as your transaction is set in full motion, our team will begin the following:

• Obtain bids for needed repairs (this will have been done much earlier in the process so that you can decide whether you even wish to move forward with the purchase);
• Coordinate utilities, HOA setup, and vendors - schedule so that they will all be in sync by the time escrow closes;
• Take pictures for marketing ads and begin listing if possible.

Once your property records in your name:

• Property management agreements are sent for signature;
• We begin assisting you to get the property in rental shape;
• Begin listing and showing;
• Setup HOA and maintenance vendors;
• Setup your property in our system.

Once your property is rented:

• We personally meet ALL of our applicants and do a full screening, including employment, income, and credit verification - we then make a recommendation to you for your final approval;
• We handle the lease signing, collect move-in funds, and schedule a walk through with the new Residents;
• We are present at every move-in and document the state of your property to avoid move-out discrepancies with Residents;
• We communicate with you at every step of the way and provide you with a copy of all lease agreements.

Once your property is operating:

• Rents are collected and expenses are paid;
• Reports are generated and funds are remitted to you;
• We inspect your property on an ongoing basis to ensure that your property is being well maintained;
• We handle ALL matters that you request (this can be as little as just collecting rent, or as much as handling every obligation for your property - i.e. pay all expenses, pay property taxes, pay insurance, etc) - OUR MANAGEMENT FEE IS ALL-INCLUSIVE no matter how little or how much you have us do!
• When a Resident moves out, again, we are there PERSONALLY to do a walk-through and document the state of your property at move-out, handle all security deposit deductions, and refund balances to Residents;
• The cycle begins again and we move on to listing your property again!
